Las Vegas Real Estate News

Casa de Shenandoah, former residence of Las Vegas icon Wayne Newton since 1968, has been "reorganized" out of bankruptcy and is now up for sale for a modest $70M! The property is located just down the street from the Primm Estate, which is also currently up for sale, though only for a mere $16,500,000. Here's an aerial photo I took of the 36 acre ranch estate from the air, coincidentally just a few days before it went on the market. You can see the jet parked outside, ready to whisk you away!

Wayne Newton's Casa de Shenandoah in Las Vegas

This is an area steeped in Las Vegas lore, and has been home to a wide variety of colorful figures over the years: from Bugsy Siegel to Robert Goulet to Mike Tyson. The new owners spent a whopping $20M fixing it up for sale, and the price tag includes:

Liberace Mansion for Sale Las Vegas
An historical remnant of Las Vegas’ colorful heyday made the news this week: the 15,000 square foot Liberace Mansion. Built in 1962, Liberace purchased the mansion in 1974 and made it uniquely his own. Containing only two bedrooms but a whopping 10 bathrooms, the mansion still exhibits evidence of Liberace's original decor, including large piano key decorations, ancient Greek pillars and a bedroom ceiling adorned with a $1.6 million reproduction of Michelangelo’s painting from the Sistine Chapel.

Selling for $3.7 million back in 2006 but going to foreclosure in 2010 and sitting vacant since, the sadly neglected property was purchased last Friday for a scant $500k by Martyn Ravenhill, a British property salesman and avid Liberace fan. Martyn, celebrating

FHA Back to Work Extenuating Circumstances Program
Shortsale? Foreclosure? Bankruptcy? You may NOT have to wait 3 years or more to buy your next home under the new HUD “Back to Work” initiative announced August 15th. If you qualify for the program, you may already be able to purchase a home as an owner/occupant with an FHA loan.

Eligible borrowers would be those who experienced a “significant loss of income due to circumstances beyond the borrower’s control” which in turn triggered an “economic event” that impacted their financial status.

An “economic event” is defined as one of the following:

  • Short sale
  • Deed-in-lieu of foreclosure
  • Foreclosure
  • Chapter 7 bankruptcy
  • Chapter 13 bankruptcy
  • Loan modification
  • Forbearance agreement

“A significant loss of household income due to

Living in Henderson Nevada

The results from the FBI crime statistics are in, and Henderson Nevada made the 2012 list of the top 20 safest cities to live in the United States. Statistics took into account the size of the population vs the number of violent crimes, including rape and murder.

Ironically, in 2008 Henderson also made the Forbes top 10 list for the most boring cities to live in. Read the Details Here

As a resident of Henderson, I am delighted with safe, and "boring" is just fine with me. Especially when in 12 minutes I can be at the heart of the Las Vegas Strip, which is about as un-boring as you can get.  And it's only 20 minutes to downtown and Fremont Street with its electric light canopy, live bands and street musicians.

There is no better time to take a vacation than the summer. The children are out of school, the weather is warm, and the days stretch long in laid-back beauty.

In preparation for your trip, you have placed a hold on the mail and stopped newspaper delivery, but is your house really secure from criminals looking to prey upon your untended home?

It is true that newspapers collecting in the driveway or packages on the front porch can signal your absence, but there are additional steps that any homeowner should consider to avoid opening the doors to criminals.

1. Keep Mum on Your Travel Plans: Sure, you are excited about your vacation, but there is no need to let the world know where you are going or how long you will be away. As tempting as it may be,

PHAT PACK Las Vegas showsHaving lived in Las Vegas for more than 30 years, we are pretty darned spoiled when it comes to quality world-class entertainment. Whenever we go on a cruise, we seldom go to the “shows” because they don’t even come close to what we have on the Vegas Strip. We are true “show snobs.”

So when my husband asked a few days ago if I wanted to go down to the Union Plaza to see a show called “THE PHAT PACK,” I was hesitant. I had never heard of the show, and, even in Vegas, some of the smaller showrooms have truly subpar performers.

The show’s background:

Ted Keegan played “The Phantom” in Phantom of the Opera on Broadway.  Randal Keith played “Jean Valjean” in Les Miserables on Broadway. Bruce Ewing played “Jinx” in Forever Plaid (one of my husband’s all

Latest released statistics show that the Las Vegas real estate market is still 24% BELOW where it should be based on total economic indicators. These economic indicators take into account average local income vs housing costs and rent ratios, Experts believe that even with a 31% appreciation rate over the past year, property prices will continue to increase steadily until Vegas reaches its true market value in another year or so. Resale prices are considerably below the costs of new home construction and demand is far outstripping supply.

Below is a chart showing the top ten most undervalued real estate markets across the United States. All the other areas are centered in the midwest and Florida, making Las Vegas by far the best housing value on the

As the old saying goes, the early bird gets the worm. But if you are a consumer using one of the national real estate sites like Zillow, Trulia, Homes.com, Redfin or Realtor.com to find a home, not only are you missing out on a gourmet breakfast, you are actually paying through the nose to go hungry!

As agents, we get requests all the time to "check out" properties that prospective clients have found on one or all of the sites above. They have just spent hours upon hours perusing the web looking for the right deal.

What the average buyer fails to realize is that these 3rd party national sites only get updated every five to seven days!

This means that even in a "buyer's market," by the time the best deals are listed on the national sites, they
