The following story proves that real estate is first and foremost a people business, and why it always pays to have an experienced, dedicated Henderson Realtor assist you when buying a Henderson home – even a newly constructed home purchased directly from the builder.

Joe Mody is such a Realtor. He has been with the #1 Tonnesen Team at Berkshire Hathaway HomeServices Nevada Properties for years and has been through the many peaks and valleys of real estate in this town. So, when his clients described what they were looking for in a new build, he knew right away that he should show them the Pulte Homes community of Black Rock in the heart of Green Valley.

However, since the track had just opened, the builder was offering only six lots to the buyers who submitted the highest and best bids. The home they fell in love with in this gated community was a single story, with 3 bedrooms, 3.5 bathrooms, and a 3 car garage. They selected a great pool-sized lot and placed a bid, but their bid was not selected even though they were very strong buyers with excellent credit and were offering 20% down. They were upset and thought they had better give up and look at a different location, but Joe knew they really wanted the home and lot they had selected, and he was determined to do everything in his power to make that happen. So, as soon as they were made aware of the situation, Joe got together with the tract agent. He passionately presented his clients’ case and explained how much they wanted to live in that community and that they were prepared to move forward immediately. The agent let Joe know that she thought the lot his clients wanted was going to fall out, but that they would have to go through the re-bidding process. But, rather than just re-bid along with all the other potential buyers, Joe called the clients and had them come to the track sales office immediately and bring a check for $5,000 as an earnest money deposit. Following Joe’s instructions, they handed the check to the Pulte agent and told her that when that deal falls through on that lot, please apply this earnest money check on it immediately. And, a few hours later, the agent called and informed them that they got the lot!

Moral of the story, a good Realtor will always try to reach out to the other side of the transaction and attempt to obtain as much information as possible. Joe knew the market was hot, and he knew exactly what his clients wanted and that they were strong buyers. By communicating directly with the sales agent, he was able to fully understand their bidding procedure and learn that they really needed to sell the first phase lots quickly to encourage future sales. Joe’s expertise and determination allowed everyone to get what they wanted, and a year later the beautiful home is finished, and his clients are thrilled and thankful that they were now living in their dream home!
