Savvy buyers know: the month of the December is THE very best time of the year to pick up deals on real estate in Las Vegas!

Most markets across the United States have a much longer "slow" season for real estate purchases. In the southern sunbelt, which is traditionally snowbird country, the summer months are the best time to pick up a bargain. In the north, once the winter season starts, home shoppers go dormant until the spring.

And all markets around the country see a particularly significant slowdown in the weeks between Thanksgiving and Christmas. Most people are too busy with holiday parties and shopping to give serious thought to buying a home. But in Las Vegas, which has a steady market pretty much all year round, that's the only time buyers are scarce.

And that's exactly when the investors and bargain hunters surface. Home prices are statistically lower in December, and they know that homeowners who leave their property on the market over the holidays are serious sellers ready to strike a deal. It's especially true for the high end luxury home neighborhoods of Las Vegas because most corporate relocations tend to occur during the month of January.

And there is less competition from other home buyers during December too! If you have been discouraged earlier in the year by losing out to multiple offers, this is the time you should be actively pursuing a home. There are fewer bidding wars and the loan process is usually faster too since lenders aren't as busy. (The lending guidelines, however, will still be as strict, so make sure to get your finances in order before writing a contract.)

So if you are serious about investing in real estate, or if you are planning on buying a home for yourself later in the spring anyway, don't let the holidays get in the way of a purchase.
