Melodi Hunter, with the #1 Tonnesen Team at Berkshire Hathaway HomeServices Nevada Properties, was thrilled to have represented the buyers in the purchase of their new 2 bedrooms, 2 baths renovated condominium in the cozy Royal Crest 55+ community. This amazing 1,153 square foot unit is located in the historical area of Old Vegas, adjacent to the strip.
The home has all new energy saver windows and has been completely upgraded tile floors inside and out. That’s correct, the terrace is fully tiled and is the best in the complex both in size and workmanship. With large bedrooms, a formal dining room, living room, and remodeled kitchen, this home is an entertainer’s dream. There will be many nights spent watching fireworks on the strip with a direct view of the Stratosphere, Encore, Venetian, Linq, Cosmopolitan -- just to name a few venues visible from their stunning terrace.
The Casablanca Condominium complex includes four 4 buildings, 6 floors in each, and is totally self-contained with 24/7 security at the gate and roaming patrol on the grounds. The amenities include a sparkling pool, spa, work out room, putting green, tennis courts, clubhouse and 2.5 acres of walking trails. 90% of the occupants are homeowners and there is a five-year waiting list for rentals!!
The buyers watched the market for almost a year for this home to hit the market and when it did, they put it into contract immediately and closed in under 30 days. Although it was a long process because they wanted this particular home, they are convinced it was worth the wait!
The original list price on this condominium was $136,500.00 and the buyers were able to secure it $127,000.00 with a contribution from the Sellers of $5,000.00 for closing costs. Within 24 hours of closing, the buyers were sipping drinks while relaxing and enjoying the view on their new terrace.
Here is what the buyers have to say:
My wife and I decided to purchase a second home in Las Vegas and began our search about a year ago doing searches on the internet. After my wife had responded to an ad we received a call from Melodi Hunter. I explained what we were doing and that we were on a 5-year time schedule; we weren’t in any hurry. I thought this would put her off but it did just the opposite.
Over time we became friends and when we were in town we would go look at different places to get ideas of prices, neighborhoods, and different areas of the town. I knew that when the right place came along we would be purchasing. It took about a full year but the right place came on the market and Melodi called and said we needed to see this place. We did a video call and she walked around and showed us the condo. We were very impressed with the unit, we knew the area and the condominium grounds, the HOA’s. We ended up purchasing our second home with the help of Melodi.
Melodi went way out of her way to find us the right place at the price point we said we wanted to stay under. When we had made the deal, which took some negotiating on Melodi and the other realtor’s part, we put it into escrow and started the process. Melodi put us in contact with a great lender, Houston Waldie, who took us through the process and got us a great deal.
When our deal closed, Melodi came and took us over for a final walk through, and later that evening, came and got us to take us back over to get our keys; again she went out of her way to help us finish our purchase.
If you are looking for a real estate person in and around Las Vegas I would recommend Melodi Hunter and her crew for any of your purchases.”
