While the resale market for Las Vegas single family homes seems to be holding steady at around 6500 listings actively on the market (not yet under contract) and still tilted towards a seller's market, Las Vegas new home builders are finally opening up new developments around the Valley. Spring in Sprung!

With the much improved economic climate and a still lower-than-average inventory of resale homes, a number of new home builders have taken advantage of the situation by releasing more new models.  And a couple are introducing unique twists to their floor plans to lure new home buyers.

For example, Shea Homes will be introducing their new Shea3D homes on April 5th and 6th from 11 am to 3 pm.

According to Kyle Tibbitts, general manager “Homeowners typically find themselves gravitating to certain areas of their home. At our grand opening, those that enjoy hosting family and friends will fall in love with our Entertainment-centric model. Just as some love entertaining, other buyers may be more drawn to being outdoors, which is ideal for our Outdoor-centric plan. And, for those who love to cook, our state-of-the-art Kitchen-centric design is unlike anything else.”

At the end of March, Ryland Homes opened their newest community, Monteverdi, in northwest Las Vegas. These are three story town homes featuring roof top gardens for those with a green thumb.

Said Cyndi Chaudhuri, sales agent for Ryland, "Monteverdi is a gated neighborhood that has its own community pool, fitness center, community barbecue area and two enclosed dog parks for small dogs.”

Ryland is also featuring its rooftop decks in its new development of single family homes in Southern Highlands, Quintessa. Quintessa is also a gated neighborhood, with its own clubhouse, pool, spa, gazebo and workout facility.

In addition to the unique amenities being offered by Shea Homes and Ryland, Richmond American, William Lyons, KB Homes and DR Horton have all opened new home subdivisions over the past couple of months, giving new home buyers a MUCH wider selection to choose from than they have had over the past five years.
