I was doing an open house and a first-time home buyer came in. We developed a rapport at the open house as we discussed what she was looking for in a home. We later met at my office to discuss her options. When the time was right to move forward, we looked at a few homes and quickly found the perfect one. I knew at the time of showing that it was a probate sale and since I was unfamiliar with the process, I promptly did the research required to be able to represent her in the best way. After several months, we, at last, had the hearing at the courthouse. I joined her in court, in part to observe the process firsthand, but mostly because she was uneasy about going alone. The court approved and accepted our offered price. From start to finish it was over 3 months before she received her keys and when all was said and done, the price I negotiated, provided her with $50,000 in equity at the time of closing.
I listed a home in the Henderson area for an older couple that wanted to downsize. The market had slowed down and after several months on the market, they still had not received any offers. The owner was getting frustrated and suggested a time frame to either sell or withdraw the home from the market. After discussing their options, we decided to pull the listing for a weekend. Monday, the couple was ready to reduce their asking price, as I had suggested. Within a few days, they had accepted an offer.
With their current home in escrow, a search for a new home was begun. I felt confident that I knew what they were after and selected several homes for them to view. They felt one was perfect and after researching comparable sales, I wrote an offer which was accepted. Unfortunately, the home inspection discovered a mold issue. My clients felt it was best to resume the search, so I canceled the escrow. A few days later we found another home which needed some remodeling, but it was perfect for them. Based on the information I was able to provide on sales in the area, they were able to purchase the home under asking price. With the help of the escrow officer, they were able to close both properties simultaneously. We continue to stay in touch and I’ve been to their new home for dinner. It’s great to be able to build and maintain a new relationship with a client.
